Nevertheless street retail can be good only for recognized brands and less-known shops usually attracted less people, and for them it is best - to sell goods at the shopping centers, where people come specifically for shopping.

2. Как может ТРЦ отказаться от привязки к доллару, если у девелопера кредит в долларах? Тут надо привлекать и банков, но банк тоже где-то покупал этот "кредит" в долларах. Замкнутый круг? Но этот вопрос можно решить, если все стороны вместе сядут за стол переговоров
3. Все "правильные" ТРЦ представляют арендатором каникулы во время ремонтных работ, но иногда есть фактор "жадности" со стороны не самого владельца объекта, а менеджеров, но еще и арендатор должен четко определят срок открытия.
4. Компенсировать отделочные работы. Тут надо границу четко определят, это конечно хороший инструмент в руках девелопера, если он этого сможет сделать, но опять такие девелопер не благотворительная организация. Если бренд на самом деле интересный, и арендатору надо помочь в начале, то есть другой механизм, девелопер может сделать ремонт магазина в рассрочку или включить расходы в стоимость аренды на вес срок договора.
5. Street Retail. У нас не было культуры стрита практически. В Алматы это было Арбат и улица Гоголя, но туда ходят только гипер-лояльные клиенты, а в Астане проспект Республики есть. К сожалению, предпосылка для развития стрита пока нет не в Алматы, не в Астане. Причин много. В других мегаполисах помещения на стритах принадлежат городу, и город может унифицировать этот вид торговли. А у нас разные владельцы, что приводит в бардачной системе, разные соседства и так далее.
6. В статье нет одного из главных пунктов! Сервис со стороны арендаторов. ТРЦ дает площадку для торговли, привлекая трафик, но девелопер не будет за арендатора продавать его продукции. Больше половины, если не большинство покупателей не довольны сервисом в магазинах, в кафе и так далее. Тут надо девелоперу создать свою собственную службу контроля качества (проверят витрины магазинов, делать таинственные покупки для определения слабых мест в сервисе и так далее). Эта служба должна тесно работать с арендаторами, на любом уровне от директора магазина до топ менеджеров.
Заключение: Девелопер и арендатор должен вести открытий диалог, они от этого получить только плюс. Но, они не должны забывать про НЕГО, про ПОКУПАТЕЛЯ.
